We have recently been contacted by various professional and private clients asking for further details of the services we provide, to either aid their business or assist in the distribution of assets etc; therefore we have taken the opportunity to provide more information about the services we offer.
Who we are
We formed Balloon Property Services Ltd in 2013 when our previous employer (a local auction house which had been serving the community for over 50 years) closed as the premises were being redeveloped. We wanted to continue to offer a professional valuation and property clearance services to our long established clients and the private sector. We also wanted to see how we could improve these services.
Ian is a Fellow member of the National Association of Valuers and Auctioneers (FNAVA), which is governed by and linked to the National Federation of Property professionals (NFOPP). This means that as a company we are regulated by the rules of NAVA so you can be assured that we are totally impartial when we provide valuations.
This group includes The National Association of Estate Agents (NAEA), Association of Residential Letting Agents (ARLA), Institution of Commercial & Business Agents(ICBA), and the Association of Professional Business Providers (APIP).You can find out more about NAVA at http://nfopp.co.uk.
Through this network of auctioneers we can, if required, call on specialists in areas outside of our own expertise, which in the past has included vintage horse drawn vehicles and farm machinery. As a result we are able to provide you with a full and independent service.
The area we cover
We are based in Poole in Dorset and cover most of the south coast, however, we do travel further afield and within the last few months we have undertaken valuations in London and St Ives (in Cornwall), and have arranged and collected furniture and effects from the latter,these being placed into auction locally on the beneficiaries and estates behalf. We are able to provide our services (within economic reason) nationwide and are happy to discuss individual details with you.
Valuations for Current market realization, Insurance, Family division etc.
We can value individual items, or the complete contents of a property and can provide individual certificates or complete inventories suitable for inheritance tax purposes. As independent auctioneers and valuers we can also recommend the most suitable location to market any item to give our clients the best possible return.
We normally charge a standard fee for all of our local global valuations. However if the valuations are likely to take a longer time to carry out; or you require an inventory or more detailed work we would be pleased to discuss a bespoke quote with you.
We are fully licensed and insured waste carriers with a vast knowledge of different clearance experience.We carry out the clearance and delivery services using our own vans and trained staff.
The clearance service can be split into 3 different stages:
Following the instructions of our clients and observing any special requests,we normally attend and remove to auction any items of commercial value (removing any potential risk) from the property. This service can be carried out at minimal costs to the clients.
We then offer/deliver any items of no commercial value to charity.
Our chosen charities are Julia’s House, the PDSA and the British Heart Foundation. However we can also deliver to other charities if our clients have a particular preference.
Finally the residue is taken to council recycling/landfill, leaving the entire property including attics, cellars, garages and outbuildings empty.Our fee for this stage generally includes the recycling charges.
We are also able to arrange (if required) for the secure destruction of any personal paperwork that we find during this stage so you can be assured that every precaution is taken to ensure that valuable personal information does not fall into the wrong hands.
When the property has been emptied we always (where possible) vacuum throughout so that the property is left tidy ready for marketing purposes. In extreme cases we can arrange for the carpets to be cleaned or even remove them. We have often been complimented on how clean the property is when we have finished, and this has, on occasion, increased the sale value of the property.
Charges for this service are calculated on the estimated time taken to clear any saleable items to auction and the estimated time to remove the residue to recycling. We take in to consideration the recycling costs,which are based on weight of goods removed,and now with more stringent rules on the type of goods to be recycled.
We can give a free verbal or written quotation for the clearance, removal or delivery of any items or the complete clearance of any property.
With the spiraling costs of landfill and recycling steadily rising you can be assured that as licensed waste carriers there is no chance of any of the contents from a property being improperly disposed of or,as you may of read in the local press recently, fly tipped in the woods or left in public car parks.
All our staff have signed a confidentiality agreement, and in today’s world we also offer the option of security shredding of all personal paperwork removed from a property before being sent to recycling/landfill, thus eliminating any possible chance of identity theft, or disclosure.
We are always looking on improving our services and as such we are looking into the possibility of incorporating minor gardening activities such as mowing the grass and removing garden rubbish which may improve the sale value or curb appeal of a property. This is currently in the planning stage but may become a fixed optional extra to the clearance side in the future. If you are interested in this please give us a ring.
